People wanting to make the most of their house should focus on the spare room, particularly given that it is a room for hosting others. Neutral colours, nice bedding and a big comforter should do the job, according to an expert.

Spare rooms are 'good commodity' A spare room is a commodity that must be converted to get the most out of the space otherwise unused, according to a national columnist.

Kate Watson-Smyth made the recommendations at a time when many people may consider taking on a lodger to help with bills and use the house to its potential.

Writing in the Independent, she said that bed linen was one of the main ways to give them a more luxurious experience - a suggestion which could persuade many to look to Egyptian cotton for the ultimate hosting experience.

She continued: "A full-time lodger might want to hang pictures on the wall and even shelves. Someone who goes home at weekends is probably looking for more of a comfortable hotel feel and will expect bedding and towels to be provided."

Extra bedding, when bought, should be stored under the bed or between the mattress and bed base in order to save valuable space, the Daily Press & Argus noted earlier this month.
